Tenants who default on rent payments can be evicted in 10 days under a new law affecting property rentals in Spain.
The law also makes provisión for landlords to rescind a rental contract with only one month´s notice and the period for renewals of rental contracts is reduced from five to three years.
The law, which comes into affect today, also brings an end of state rent subsidies although existing recipients will be protected for five years.
Intended to enliven the property rental market under the law there will be a register of tenants who have been subject to legal proceedings for rent arrears.
A landlord who wants to sell his property must inform the existing tenant and may also reclaim the property for personal use or for a member of the family.
