A new law aimed at speeding up the process for landlords to repossess their properties when tenants fail to pay the rent comes into effect today.
“Notice to Quit Express,” which gives tenants just 10 days to pay rent arrears or abandon the property, is included in the Law of Measures to Speed up Legal Processes which was passed on October 31 this year.
The new measure reduces the time period between the issue of a Notice to Quit and the date of repossession to 10 days during which time the tenant can pay the rent, abandon the property or apply to the court with a defence. If the tenant fails to act the issue for repossession will be issued and the landlord can reclaim the property.
According to official sources repossessions for rent arrears which took up to three months before this new law should now be resolved within a month.
